How long does a roof replacement take on the Gold Coast?

Most Gold Coast roof replacements take 3-7 days on site. A straightforward single-storey metal re-roof can be done in 3-4 days, while a tile to metal conversion or asbestos roof replacement usually takes 5-7 days due to the extra removal and structural work. Weather can extend this — we never leave your home exposed overnight, and we give you an accurate timeline in your written quote.

What affects the cost of a roof replacement?

The main cost factors are roof size and pitch, the existing material being removed (asbestos costs more to remove than tiles or metal), your choice of new material (Zincalume®, Colorbond® or marine-grade Colorbond® Ultra), any structural repairs to battens or trusses, and access requirements like scaffolding for two-storey homes. Gutters, insulation and ventilation upgrades also add to the total. Every quote we provide is free, itemised and obligation-free.

Can I stay in my home during the roof replacement?

Yes — almost all of our customers stay in their homes throughout the replacement. The work is external, and we strip and re-cover the roof in sections so your home is never left open. Expect some noise during working hours (7am to around 4pm), and we recommend covering items stored in the roof cavity as dust can fall during the strip.

Does insurance cover roof replacement after storm damage?

If your roof was damaged by a storm, hail or fallen trees, your home insurance may cover part or all of the replacement. We regularly work with Gold Coast homeowners on insurance claims — we can document the damage, provide the detailed quote your insurer needs, and carry out temporary weatherproofing while the claim is assessed. General wear and age-related deterioration is typically not covered.

Do I need council approval to replace my roof?

In most cases, no. Replacing a roof with a similar material is usually classed as maintenance and does not need City of Gold Coast approval. Changing materials (for example tile to metal) is generally fine on standard homes, but heritage-listed properties or homes in character overlay areas may need approval. We check the requirements for your property and handle any paperwork as part of the job.
